Humidity, a dripping faucet, an AC unit that stops running: in Florida’s climate, small issues in an empty home can quickly grow. With regular visits, I can identify visible concerns early and let you know promptly so you can decide how you would like to proceed.

Every scheduled Home Watch visit follows your personal Home Watch checklist and ends with a digital report and photo documentation.

Home Watch is a visual property monitoring service and is not a licensed home inspection, security service, property management service or guarantee against damage.

Property Access Service

Your provider. Your home, opened and secured.

For homeowners who already have their own authorized contractor, technician or service provider. I open the home for them and make sure it is secured again afterwards.

  • Opening the property for your authorized provider

  • Leaving or remaining on site only as separately agreed

You arrange and manage the work with your provider directly. Rooms With Soul does not select, hire, schedule, coordinate, negotiate with or supervise contractors, and does not inspect, certify or guarantee their work.

Home Styling & Staging

Your home, at its best.

Whether you are preparing to sell, need new listing photos, are expecting showings or simply want your home to feel fresh again: as an Interior Decorator and Color Expert, I present your existing furnishings in their best light – with a clear eye for what buyers and guests notice first.

$110per hour · 2-hour minimum ($220)

    Home Watch visits are completed according to the agreed schedule.

  5. Digital report

    After every Home Watch visit you receive a digital report with photo documentation. If I notice something unusual, I contact you promptly so you can decide how you would like to proceed.

    If an authorized service provider needs access, Property Access Service is available.

What happens if you notice a problem?

I contact you promptly and document what I see. You decide how you would like to proceed. If your authorized service provider needs access to the home, Property Access Service can be arranged.

How are keys and access codes handled?

Keys, lockbox and alarm codes are kept securely and used only for the services you have booked.

Can you let my contractor into the house?

Yes, with Property Access Service. I open the home for your authorized provider, secure it again afterwards and send you a short confirmation. You arrange and manage the work with your provider directly.

Can you prepare the house before I arrive?

Yes. With Arrival Service your home is checked and prepared according to your instructions, so it is ready when you walk in.

Do you offer styling for listing photos or home sales?

Yes. Home Styling & Staging prepares your home for real-estate photography, showings or simply a refreshed look – using your existing furnishings wherever possible.
